Project Manager (Maintenance)

<p><strong>Job Description:</strong><br>We are seeking an <strong>experienced Project Manager (Maintenance)</strong> to join our Abu Dhabi operations team. The role is responsible for planning, coordinating, and delivering <strong>multiple fit-out and maintenance projects</strong> across commercial and industrial facilities. The successful candidate will ensure assets remain safe, compliant, and operational while managing resources, contractors, and stakeholders to deliver projects <strong>on time, within budget, and to specification</strong>.</p><h4>Key Responsibilities – Project Delivery &amp; Maintenance Operations</h4><ul><li><p>Plan, organise, and manage <strong>fit-out and maintenance projects</strong> from initiation to close-out, including reactive, preventive, and planned activities.</p></li><li><p>Develop and maintain <strong>project schedules, resource plans, KPIs, and maintenance programmes</strong> to ensure timely delivery and minimal disruption.</p></li><li><p>Prepare and manage <strong>project budgets</strong>, track costs, and implement cost-control measures.</p></li><li><p>Coordinate and supervise contractors, suppliers, and internal teams to ensure works are completed <strong>safely, efficiently, and to specification</strong>.</p></li><li><p>Conduct site inspections, condition surveys, and risk assessments; identify defects and opportunities for improvement.</p></li><li><p>Ensure compliance with <strong>UAE statutory regulations, local building codes, fire &amp; life safety standards, and company policies</strong>.</p></li><li><p>Produce and review project documentation including <strong>scope of works, method statements, handover packs, and as-built records</strong>.</p></li><li><p>Manage work orders, spare parts, and materials procurement to support <strong>uninterrupted maintenance activities</strong>.</p></li><li><p>Support <strong>commissioning, testing, and validation</strong> for repaired or upgraded systems; resolve technical issues in collaboration with engineers.</p></li><li><p>Maintain <strong>strong stakeholder engagement</strong> with operations, facilities management, consultants, clients, and project sponsors.</p></li><li><p>Drive <strong>continuous improvement initiatives</strong> to optimize maintenance practices, asset lifecycle, and project efficiency.</p></li></ul><h4>Essential Skills – Planning, Technical Knowledge &amp; Communication</h4><ul><li><p><strong>Project management:</strong> Minimum <strong>10 years’ experience</strong> managing multiple fit-out and maintenance projects simultaneously.</p></li><li><p><strong>Technical knowledge:</strong> Strong understanding of <strong>building services, HVAC, MEP systems, fire &amp; life safety (FLS)</strong>, and fit-out project requirements.</p></li><li><p><strong>Leadership:</strong> Proven ability to <strong>lead project teams</strong>, coordinate contractors, and mentor junior engineers/technicians.</p></li><li><p><strong>Specification &amp; design review:</strong> Capable of reviewing <strong>designs, specifications, and technical drawings</strong> for compliance and constructability.</p></li><li><p><strong>Reporting:</strong> Experience preparing <strong>project reports, KPIs, schedules, and management dashboards</strong>.</p></li><li><p><strong>Communication:</strong> Excellent verbal and written skills to liaise with clients, consultants, contractors, and internal teams.</p></li><li><p><strong>IT literacy:</strong> Proficient with MS Office, CMMS, and project management or asset management software</p></li></ul><h5>Essential Qualifications and Experience</h5><ul><li><p>Bachelor’s degree or diploma in <strong>Mechanical, Electrical, Civil, Building Services, Engineering, or related discipline</strong>.</p></li><li><p>Minimum <strong>10 years’ experience</strong> managing <strong>maintenance and fit-out projects</strong> in commercial, industrial, or infrastructure environments.</p></li><li><p>Proven experience handling <strong>multiple projects simultaneously</strong>, from planning through execution to close-out <strong>within budget</strong>.</p></li><li><p>Strong knowledge of <strong>specifications, design review, FLS, KPIs, and project reporting</strong>.</p></li><li><p>Experience with <strong>contractor management, CMMS, and project scheduling software</strong>.</p></li><li><p><strong>Valid UAE driving licence</strong> required.</p></li><li><p>Willingness to travel to client sites and work flexible hours when required.</p></li></ul>
